Buy to Let Remortgaging and Portfolio Restructuring
At Rockhopper Later Life Finance we help landlords aged 55 and over with buy to let remortgages, capital raising, and portfolio restructuring. Whether you are coming to the end of an existing BTL term, wanting to raise capital on an unencumbered property, or thinking about how your portfolio should be structured for retirement and beyond, specialist advice matters. Mainstream BTL lenders often apply age caps at end of term that can catch older landlords unexpectedly, and the specialist BTL market has lenders whose criteria reflect the reality that landlords often hold property well into their eighties.
We work with customers who are:
- Coming to the end of a fixed rate on a BTL mortgage and needing to switch
- Facing a BTL interest only mortgage that is maturing with no clear repayment plan
- Owning one or more BTL properties outright and wanting to raise capital
- Moving a portfolio from personal name into a limited company structure
- Thinking about which properties to sell and which to retain as retirement approaches
- Planning ahead for inheritance and wanting their BTL structure to reflect that
- Using BTL rental income to fund retirement rather than drawing down pension
Landlords who built a portfolio over decades often tell us that BTL feels more complicated now than it did when they started. Tax changes, stress test changes, and tighter age rules at lender level have all narrowed the field. We help you work through these changes and identify the lenders who take a sensible view of older landlords with real-world portfolios.
Buy to let remortgaging covers several distinct scenarios. A straightforward rate switch at the end of a fixed period is the most common. A capital-raising remortgage on a BTL releases equity for a specific purpose, which may be funding another property, gifting to family, or simply generating cash. An unencumbered remortgage applies where the BTL is owned outright and is being mortgaged to raise capital for the first time. A BTL interest only remortgage at end of term is a specific concern for many older landlords because lender criteria at the end of a long-held IO mortgage can be stricter than at the start.
Portfolio restructuring is a longer conversation than a simple remortgage. The questions include whether properties should be sold, whether the portfolio should move into a limited company, whether joint ownership should be restructured between spouses or civil partners, and how the arrangement should be structured with inheritance in mind. These are not decisions for a mortgage broker alone, and we work alongside your accountant and tax adviser where needed.
Some types of buy to let mortgages are not regulated by the Financial Conduct Authority. This includes most BTL arrangements held in personal names for purely investment purposes. Where a buy to let is regulated (typically because you or an immediate family member will live in the property), we will explain the difference and what it means for your protections.
The Process
Your first conversation is an informal discussion about your portfolio, the timing you are working to, and what you would like to achieve. There is no cost or obligation.
We complete a full fact-find covering your rental income, your portfolio if relevant, and your plans. We research the market and come back with a written recommendation. For portfolio restructuring conversations we may suggest involving your accountant at an early stage.
Every BTL case is different. A single BTL remortgage at age 62 is a different conversation from a 12-property portfolio restructure at age 75, and our advice reflects that.
