Self-Employed Mortgages for Over 55s
At Rockhopper Later Life Finance we help self-employed customers aged 55 and over arrange mortgages. Self-employment into retirement age is increasingly common, with many professionals, tradespeople, and consultants choosing to continue working in some form rather than stopping entirely. Mainstream lender appetite for self-employed borrowers over 55 varies considerably, and specialist advice helps identify lenders whose criteria fit your specific profile.
We work with customers who are:
- Sole traders continuing their trade into their 60s, 70s, or beyond
- Partners in a professional practice (law, accountancy, medicine, dentistry)
- Limited company directors drawing salary and dividends
- Consultants who left a full-time role and now invoice on a project basis
- Landlords whose rental income is their primary self-employed-style income
- Retired from their main career but running a small business alongside a pension
- Planning to reduce self-employment in the next few years as they move toward full retirement
Self-employed borrowers often feel that mainstream lenders approach them with caution. That has improved in recent years but it has not disappeared. For over 55s self-employed customers the combination of age and income source can narrow the lender pool, and specialist advice finds the lenders whose criteria are more accommodating.
Self-employed income assessment varies by lender. The typical starting point is two or three years of trading accounts, audited or prepared by a qualified accountant. Some lenders average the last two years; others use the most recent year if trending upward or the lowest year if trending downward. SA302 tax calculations from HMRC are widely accepted alongside accounts. Where the business is a limited company, some lenders assess on salary plus dividend, others on retained profits, and a smaller number apply a blended approach.
Continuing self-employment into retirement age is accepted by many lenders provided the trading history is stable and the applicant remains actively engaged. Some lenders apply specific criteria for applicants past state pension age, typically wanting evidence of continued trading or a credible plan for the ongoing business. For customers whose self-employment is alongside pension income, the hybrid income can often be used together, giving a stronger overall affordability picture.
For customers who have moved from full-time employment into consultancy, the first few years of the new arrangement can be harder on a mortgage application than the pre-change position. Lenders want to see the new trading pattern established, which usually means at least one full year and often two. Where the move is recent, product transfer with the existing lender may be a better option than a full remortgage.
Proof of continued income in retirement is a specific consideration. Lenders may want to see contracts, invoices, or other evidence that the self-employment is expected to continue for the expected term of the mortgage. This is usually straightforward to provide for established consultants and tradespeople.
The Process
Your first conversation is a relaxed discussion about your business, your income pattern, and the mortgage you need. There is no cost or obligation.
We complete a full fact-find and ask for supporting documentation (two or three years of accounts, SA302s, corresponding tax year overviews). We research the market and come back with a written recommendation.
Every self-employed case is different. A sole trader plumber at 58 with stable 15-year accounts is a different case from a recently-incorporated consultant at 66, and our advice reflects those differences.
