Later Life Mortgages for Over 55s
At Rockhopper Later Life Finance we help customers aged 55 and over find the right mortgage for their circumstances. The mortgage market for older borrowers has changed considerably in recent years, with more lender options than ever before, and choosing between them can be overwhelming. Our role is to listen, understand your position, and guide you toward the product that fits what you need rather than what a single lender happens to offer.
We work with customers who are:
- Approaching or already in retirement and need to remortgage or raise capital
- Coming to the end of an interest only mortgage with no clear repayment plan
- Looking to release equity to help family, fund home improvements, or simply enjoy retirement
- Facing a refusal from their bank because of their age
- Planning ahead and wanting to understand their options before making a decision
- Considering downsizing but wanting to explore all alternatives first
- Already holding a lifetime mortgage or RIO and thinking about switching or reviewing
Mortgage advice later in life is rarely straightforward. The product you took out in your thirties is unlikely to be the right one for your sixties, and what works for a friend or neighbour may not work for you. We take the time to understand what matters to you, what your beneficiaries need to know, and what other options you may not have considered.
The range of mortgages now available to borrowers aged 55 and over has grown significantly. Alongside the traditional routes of repayment and interest only mortgages, the market includes equity release (more accurately called lifetime mortgages), retirement interest only (RIO) mortgages, term interest only products, second charge mortgages, and bridging finance. Each of these has different features, different costs, and different implications for your estate and your beneficiaries. The product that is right for one customer may be completely wrong for another with an almost identical situation.
Our approach is to understand your circumstances first, then map them against the market. We are whole of market for equity release and work with lenders across the residential, interest only, and specialist space. We do not favour any one product or lender. Where a standard residential mortgage is the right answer we will recommend it; where equity release is the right answer we will explain why; and where neither is appropriate we will tell you that too.
Our customers are typically homeowners aged 55 to 90 who have either approached their existing bank and been declined, or who have done some initial research and realised the later life mortgage market is more complex than they first thought. Many come to us after trying to work through it alone and concluding they would rather speak to a specialist.
As a trading style of Capital Fortune Rockhopper Ltd, we are an appointed representative of The Right Mortgage Ltd, which is authorised and regulated by the Financial Conduct Authority. This means every piece of advice you receive from us is covered by the same regulatory protection you would get from any other authorised adviser.
The Process
Your first conversation with one of our advisers is an informal, no-obligation discussion about your circumstances. We ask questions about your property, your income, your pension arrangements, your family situation, and what you are trying to achieve. There is no pressure to proceed and no cost for this initial conversation.
If it looks like we can help, we will carry out a detailed fact-find covering your full financial position. This is a requirement of the regulator and it also gives us the information we need to research the market properly on your behalf. We will then come back to you with a recommendation in writing, explaining which product we believe fits your needs and, equally importantly, why we have discounted the alternatives.
Every customer’s situation is different. Some conversations lead to a straightforward recommendation within a couple of weeks. Others take longer because the circumstances are complex or the customer wants time to involve family members. Whatever pace suits you is the right pace.
