Mortgages When Your Property is the Problem
At Rockhopper Later Life Finance we help customers whose mortgage application has been declined not because of them, but because of their property. Many lenders apply rigid criteria to construction type, leasehold terms, property age, location, or other features, and a single tick in the wrong box can mean a straight refusal. A specialist lender, with the right advice, often takes a more considered view.
We work with customers whose property:
- Has spray foam insulation, a flat roof, or non-standard construction
- Is a retirement flat or in an age-restricted development
- Has a short lease or onerous ground rent
- Is listed, in a conservation area, or has planning restrictions
- Is leasehold, shared ownership, or affected by the Help to Buy equity loan
- Has had subsidence, flood history, or is affected by Japanese knotweed
- Is unusual in some way the high street cannot easily accommodate
Being told your property is unmortgageable can feel frustrating and final, particularly when you know it has been lived in and loved for years. In most cases the property is not actually unmortgageable at all, it just needs a lender who looks at it properly rather than rejecting it on a single criterion.
Property-related mortgage refusals generally fall into a handful of categories. The first is construction type, covering properties built using non-standard methods such as Pre-Cast Reinforced Concrete, steel frame, timber frame, or those with spray foam insulation, thatched roofs, or single-skin walls. The second is tenure, covering short leaseholds, onerous ground rents, shared ownership, defective titles, and flying freeholds. The third is planning or covenant restrictions, covering age-restricted developments, agricultural ties, listed buildings, and properties with occupancy covenants. The fourth is location and environmental factors, covering flood risk, subsidence, mining areas, and proximity to infrastructure like pylons or motorways.
For each of these, the lender pool is narrower than for a standard property but rarely zero. Our job is to identify which lenders are currently taking a pragmatic view on the specific issue you face, and to present your case in a way that gives it the best chance of a sensible outcome. We cannot guarantee the outcome, but we can make sure it is not lost to a simple tick-box refusal at a lender who was never going to say yes.
Our customers often arrive at us after having had a mortgage declined, or after estate agents have told them the property will be difficult to finance. Some have been through this process before and want a specialist approach from the start. Others are just discovering that their retirement plans need to accommodate a property that a mainstream lender does not understand.
As a trading style of Capital Fortune Rockhopper Ltd, we are an appointed representative of The Right Mortgage Ltd, which is authorised and regulated by the Financial Conduct Authority.
The Process
We begin with a straightforward conversation about the property, your circumstances, and what you are trying to achieve. The more detail we have about the property at this early stage (construction type, tenure details, any known issues), the faster we can narrow down which lenders might be suitable.
Once we have the initial information, we will request any supporting documents that help us match you to the right lender. These might include lease extracts, survey reports, or planning documents. We then research the market and come back to you with a written recommendation and an explanation of why we have recommended that route over the alternatives.
Every property is different, and some require more specialist work than others. A Cornish Unit PRC house in Plymouth is a different proposition from a thatched cottage in Dorset or a retirement flat in Surrey, and our recommendations reflect those differences.
