Corporate Tenancy BTL Mortgages Over 55s

At Rockhopper Later Life Finance we help landlords aged 55 and over with BTL mortgages where the tenant is a company rather than an individual. Corporate tenancies are common where a business rents accommodation for staff, executives on relocation, or as serviced apartments for client use. The tenancy structure is different from a standard Assured Shorthold Tenancy (AST) and the mortgage market is specialist.

We work with corporate landlords who are:

  • Letting to multinational corporations housing executives on UK assignments
  • Providing accommodation to companies on relocation packages
  • Letting to embassies, consulates, or international organisations
  • Operating serviced apartments rented to companies on rolling agreements
  • Letting to agencies who sublet to their own corporate clients
  • Renting to film or production companies for crew accommodation
  • Letting to oil, gas, or other industries for project-based worker accommodation

Corporate tenancies are a specific niche of the BTL market that operates differently from individual residential lettings. The income can be reliable and the tenancy management often more straightforward, but the lender pool is narrower than for AST-let property. Specialist advice helps match corporate tenancy cases to lenders with active appetite.

The legal structure of corporate tenancies differs from AST tenancies. ASTs are governed by the Housing Act 1988 and apply where the tenant is an individual person living in the property as their main home. Corporate tenancies are typically common law tenancies under the principles of contract law rather than under the Housing Act framework. This produces different rights and remedies for both parties, generally more flexible than AST arrangements.

The tenant in a corporate tenancy is the company, which signs the tenancy agreement and is liable for the rent. The actual occupants (typically employees of the company) live in the property under the company’s tenancy rather than under their own individual tenancy. This affects how the property is used, who can be in occupation, and how disputes are handled.

For mortgage purposes, lenders distinguish corporate tenancy cases from standard AST BTL. The lender pool is narrower because not all BTL lenders consider corporate tenancies. Specialist lenders with international experience or corporate property expertise typically handle these cases. Mortgage criteria often include specific provisions about the tenant company (well-established UK or international companies preferred over smaller or recent companies), rental cover ratios, and the property’s specifications.

Lender appetite varies considerably with the tenant company profile. Tenancies to FTSE companies, major international corporations, or established embassies are typically the most straightforwardly mortgageable. Tenancies to smaller companies, start-ups, or unfamiliar international entities are more specialist. Where the tenant is a serviced apartment operator (a company that operates short-term lets through the property), the case moves into serviced accommodation territory (covered separately).

Rental income on corporate tenancies is often higher than equivalent individual ASTs because of the specific service level and turnaround pattern. Lenders typically use the corporate rental income for stress testing in the same way as standard BTL income, though some lenders apply specific criteria reflecting the corporate nature.

Insurance for corporate tenancies is sometimes more specialist. Standard BTL landlord insurance may not cover all risks of corporate let arrangements, particularly where the use pattern is intensive (multiple short stays rather than a single long-term occupant). Specialist insurance brokers handle corporate tenancy insurance.

For over 55s landlords, corporate tenancy BTL fits within the general BTL framework with the additional corporate elements. Age caps on BTL mortgages typically apply. Specialist lenders with both corporate tenancy appetite and over 55s appetite are a defined group.

Buy to let including corporate tenancy BTL is generally not regulated by the Financial Conduct Authority.

The Process

Your first conversation is a relaxed discussion about the property, the tenant company arrangement, and your circumstances. There is no cost or obligation.

We may ask for the tenancy agreement, the tenant company details, and the rental income evidence. We research the specialist lender market and come back with a written recommendation.

Every case is different. A property let to an international embassy is a different case from one let to a smaller corporate relocation company, and our advice reflects those differences.
