Retirement Flat and Apartment Mortgages for Over 55s
At Rockhopper Later Life Finance we help customers aged 55 and over arrange mortgages on retirement flats and apartments in age-restricted developments. Retirement flats are a significant and growing category of property, and the mortgage treatment differs meaningfully from mainstream residential flats. Mainstream lenders have largely withdrawn from this market, while a specialist lender pool (often including the retirement developers’ own finance partners) remains active.
We work with customers who are:
- Buying a retirement flat for the first time, typically as part of downsizing
- Remortgaging an existing retirement flat where the current lender has exited this sector
- Considering equity release on an existing retirement flat to raise capital
- Purchasing in a specific retirement development from a major provider
- Looking at an independent retirement scheme (not one of the large branded developers)
- Comparing retirement flats against other downsizing options including standard flats
- Unsure whether the service charge, event fee, or covenant will affect lender appetite
Buying a retirement flat often feels like buying a normal home that just happens to have an age restriction, and from a day-to-day living perspective it usually is. The mortgage side is where the retirement-specific features show up, and it pays to understand these before committing to a purchase rather than discovering them at the mortgage application stage.
Retirement flats typically come with one or more features that mainstream lenders find difficult. Age-restriction covenants (limiting occupation to people over 55, 60, or 65) narrow the future buyer pool and therefore affect the lender’s view of future saleability. Leasehold structures on retirement flats often include event fees (sometimes called transfer fees, exit fees, or contingency fees) payable to the management company when the property is sold. Service charges on retirement flats can be considerably higher than on standard flats because of on-site management, communal facilities, and guest suites, which affects affordability calculations.
The main retirement flat developers operate distinct leasehold structures. McCarthy & Stone (the largest UK developer of retirement apartments) has specific lease structures that specialist lenders understand. Churchill Retirement Living has its own framework. Anchor Hanover (the largest housing and care provider for older people in England) operates a mix of outright purchase, shared ownership, and rented retirement housing. Other smaller developers and independent schemes have their own approaches. Our advisers have experience across the major developers and can usually identify lender appetite for each.
Equity release on a retirement flat follows the same general principle as on a standard flat but with a narrower lender pool. Some lifetime mortgage lenders specifically exclude retirement flats; others consider them subject to property-specific underwriting that takes account of the covenant, event fees, and service charge. The maximum LTV available on a retirement flat is often lower than on a standard property at the same age, reflecting the narrower future buyer market.
Purchase of a retirement flat using equity release on your existing home is a specific scenario we handle regularly. The lifetime mortgage is drawn against your current home (or in some cases against the retirement flat being purchased, depending on the specifics), and the proceeds fund the purchase. This allows you to release equity at the point of moving rather than having to fund the move entirely from cash.
The Process
Your first conversation is a relaxed discussion about the retirement flat you are considering (or already own) and your circumstances. The more detail you can share about the development, the lease, and any event fee arrangement, the quicker we can narrow down which lenders may be suitable.
We may ask you to gather supporting documentation such as the lease, the service charge accounts, and any event fee schedule. We research the market and come back with a written recommendation.
Every retirement flat is different. A McCarthy & Stone apartment with standard event fees is a different case from an independent retirement scheme with a bespoke lease, and our recommendations reflect those differences.
