Later Life Mortgages for Over 55s

At Rockhopper Later Life Finance we help customers whose personal circumstances rather than their property have made their mortgage search difficult. This covers an unusual income source, a recent change in circumstances, a health condition, a concern about the mortgage you already hold, or simply your age being at the edge of what mainstream lenders will consider. Our advisers work across all of these areas and our lender panel reflects the reality that older borrowers rarely fit a standard template.

We work with customers who are:

  • Finding their current mortgage unaffordable now that they have retired
  • Facing the end of an interest only mortgage with no clear repayment plan
  • Drawing pension income, self-employed income, or a mix of both
  • Recently bereaved, divorced, or adjusting to a change in household income
  • Living with a health condition that affects lender decisions
  • Holding an undrawn pension pot they want to factor into their mortgage planning
  • Concerned about their age limiting the options available to them

Circumstances that feel out of the ordinary to you are rarely unusual to us. A bereaved widow taking sole responsibility for a joint mortgage, a self-employed consultant drawing dividends, a recently retired teacher with a defined benefit pension, a homeowner with diabetes looking at equity release: we have worked with customers in all of these situations and many more. Our role is to make the process feel manageable and the outcome sensible.

Personal circumstances affect mortgage applications in several distinct ways. Your age influences which lenders will consider your case and on what terms. Your income source determines how affordability is assessed, with pension income, dividend income, and rental income all treated differently from employment income. Your health matters less on a standard residential application but can unlock enhanced terms on a lifetime mortgage where certain conditions mean lenders offer higher borrowing amounts. Your existing mortgage, particularly if it is an interest only mortgage coming to the end of its term, often shapes the whole conversation.

Our approach is to understand each of these dimensions before making any recommendation. On a typical case we will ask about your age, retirement status, the nature of your income, your pension arrangements (whether drawn or undrawn), your health and that of any joint applicant, and the specifics of any mortgage you already hold. From this we can identify which lenders and which products may be available, and which you can safely ignore because they do not fit your profile.

For many of our customers the answer is not a single product but a considered route that takes account of several factors. A client with a health condition and a maturing interest only mortgage might be best served by an enhanced lifetime mortgage, or by a retirement interest only mortgage, depending on their preferences and their overall finances. A self-employed client with an undrawn SIPP might have more options than they realise. We do not assume; we ask, we listen, and we then research the market.

The Process

Your first conversation is a chance to share your situation without any pressure or expectation that you will proceed. We listen, ask questions, and start to form a view on which parts of the market are most likely to be relevant.

Once we move to the formal stage we complete a full fact-find covering your finances, your property, your family, and what you want to achieve. This is necessary to give you proper advice and is the same process any regulated adviser will follow. We then research lenders and products, and come back to you with a written recommendation.

Every customer is different, and we never treat two situations as interchangeable. A couple in their early sixties with strong pension income is a different proposition from a single applicant in their late seventies with complex health, and our advice reflects that.
