Coastal Erosion Property Mortgages Over 55s

At Rockhopper Later Life Finance we help customers aged 55 and over arrange mortgages on properties near coastlines affected by erosion. Coastal erosion affects specific stretches of the UK coastline, particularly parts of the East Anglian coast, Holderness in Yorkshire, and sections of the South Coast. Lender appetite depends on the specific erosion rate, the position of the property within the local Shoreline Management Plan, and whether coastal defences are in place.

We work with customers whose property is:

  • Within a designated coastal erosion zone but not under immediate threat
  • Protected by existing sea defences (walls, groynes, beach replenishment schemes)
  • In a “hold the line” area where defences will be maintained indefinitely
  • In a “managed realignment” area where defences will eventually be withdrawn
  • In a “no active intervention” area where erosion is expected to continue unchecked
  • Within a particular number of years of projected erosion depending on coastal survey data
  • On a cliff or clifftop where geology rather than direct erosion is the concern

Coastal properties often represent a lifetime’s dream for their owners, and the erosion concern carries emotional weight as well as financial. The lender considerations reflect real long-term risk rather than exaggeration, but they also reflect uncertainty that can feel unfair when the erosion rate at a specific property may be very slow.

Shoreline Management Plans (SMPs) are strategic planning documents prepared by coastal authorities that designate how each section of coastline will be managed over short (0 to 20 years), medium (20 to 50 years), and long (50 to 100 years) timescales. The four standard policy options are “hold the line” (maintain or improve defences), “advance the line” (build defences further out), “managed realignment” (allow the coastline to move landward in a controlled way), and “no active intervention” (let nature take its course). Lender appetite tracks the SMP designation for the specific property.

Properties in “hold the line” areas with existing defences typically have the broadest lender appetite, though some lenders may still apply coastal-specific criteria. “Managed realignment” and “no active intervention” areas narrow the lender pool considerably, particularly where the timescale for expected loss of property is within the remaining life of a typical mortgage. Some specialist lenders will consider “no active intervention” properties where the projected erosion timeline is comfortably longer than the expected mortgage term.

Insurance is as important as lender appetite for coastal erosion properties. Flood Re does not cover coastal erosion; it only covers flooding. Specialist insurance may be required, and the premium can be significant. Where insurance is not available, mortgage lending is usually not possible regardless of the lender’s theoretical appetite.

Professional advice from a coastal engineer or surveyor may be helpful for specific properties, providing a considered view on the likely erosion rate and the adequacy of any defences. Some lenders will ask for this type of assessment as part of their underwriting. We can signpost appropriate specialists and we work with the information provided to present the case to lenders with relevant appetite.

The Process

Your first conversation is a relaxed discussion about the property, its position relative to the coastline, and your circumstances. There is no cost or obligation.

We may ask you to gather supporting information such as the relevant Shoreline Management Plan extract, any local authority coastal surveys, and insurance quotes. We research the market and come back with a written recommendation.

Every coastal property is different. A property in a “hold the line” area with substantial defences is a different case from one in a “managed realignment” area approaching the end of its practical lifespan, and our recommendations reflect those differences.
