New Build Premium Property Mortgages Over 55s
At Rockhopper Later Life Finance we help customers aged 55 and over arrange mortgages on new build properties. Lenders typically apply specific criteria to new build properties, including in some cases a “new build premium” assumption that adjusts the valuation, lower maximum loan to value ratios, and specific requirements for warranties and snagging. The new build market is well-established but does have these specific features that older borrowers should understand.
We work with customers buying:
- A new home from a major UK housebuilder
- A property in a development under construction with reservation already taken
- A new home in a smaller development from a regional builder
- An off-plan property where completion is some months away
- A new home alongside a family member’s home in the same development
- A retirement-focused new build (covered separately for retirement developer pages)
- A new home as a downsize from a long-held family property
New build properties often suit older buyers well, with modern energy efficiency, low maintenance, and predictable specifications. The mortgage element has specific features for new builds that we explain clearly so you understand what to expect.
The new build premium concept reflects lenders’ historic concern that new properties may sell at a premium to the equivalent second-hand value, and that the premium can disappear in the early years after completion. Some lenders apply a specific assumption that the new build is worth, say, 5 to 10 percent less than the asking price for valuation purposes. This affects the loan to value calculation and therefore the maximum loan available.
Lower maximum loan to value ratios on new builds are common. Where a lender might lend up to 90 or 95 percent on a second-hand property, the same lender might cap new build lending at 80 or 85 percent, particularly on flats. This means new build buyers often need larger deposits than buyers of equivalent second-hand properties.
For older borrowers buying new build, the deposit position is often comfortable because retirement savings or proceeds from selling a previous home provide substantial deposit funds. The new build premium is typically not the binding constraint; standard later life affordability and term considerations are usually more important.
Building warranty cover (NHBC, LABC, the Premier scheme, Build-Zone, and similar) is typically required by lenders for new build mortgages. The warranty provides a 10-year cover for major structural defects, with shorter cover (typically 2 years) for general defects. Most major housebuilders include warranty cover as standard. Smaller developers and self-builds need to arrange equivalent cover separately.
Snagging is the process of identifying and addressing defects in the new build after completion. A typical new build will have dozens of minor snags (poorly fitted doors, decorative defects, missing items) plus potentially some more substantial issues. The builder addresses snags during the warranty period, typically with a defined process. Engaging a professional snagging surveyor before completion is sometimes worthwhile to ensure issues are identified properly.
For over 55s customers downsizing into new build, the typical pattern is selling a long-held family home and using a substantial portion of the proceeds for the new build, with a smaller mortgage covering any gap. The mortgage advice is usually straightforward, with the focus on selecting the right product for the customer’s age and income position.
For equity release on new build properties, the lender pool is similar to standard properties once the new build status has matured (typically after the first 12 months post-completion). Equity release on a brand-new property is more specialist, as some lifetime mortgage lenders prefer properties with established second-hand market evidence.
The Process
Your first conversation is a relaxed discussion about the property, the development, and your circumstances. There is no cost or obligation.
We may ask for the reservation documents, the new build warranty information, and details of the development. We research the lender market and come back with a written recommendation.
Every new build case is different. A major-developer new home in an established commuter area is a different case from a small infill development from a regional builder, and our advice reflects those differences.
