Retirement Interest Only (RIO) Mortgages for Over 55s

At Rockhopper Later Life Finance we help customers aged 55 and over consider retirement interest only (RIO) mortgages as an alternative to equity release. A RIO mortgage is a specific product designed for borrowers in or approaching retirement who can support monthly interest payments from their retirement income. Unlike a lifetime mortgage where interest typically rolls up, on a RIO you pay the interest each month and the capital owed stays the same.

We work with customers who are:

  • In receipt of retirement income that comfortably supports a monthly interest payment
  • Wanting to keep the capital owed static rather than letting it grow with interest roll-up
  • Choosing between a RIO and a lifetime mortgage and wanting to understand the trade-offs
  • Coming to the end of a term interest only mortgage and needing to refinance
  • Prioritising the inheritance left to beneficiaries over access to more capital now
  • Looking for a product with the flexibility of interest only but without a fixed repayment date
  • Comfortable with ongoing monthly payments as part of their retirement budget

RIO mortgages were introduced in 2018 and sit between standard interest only and equity release. Many customers find them easier to understand than equity release because they work similarly to a traditional interest only mortgage. The key difference is that there is no fixed end date, which removes the anxiety some customers feel about a maturity deadline arriving when they are less able to deal with it.

A RIO mortgage works by requiring you to pay the interest each month from your income, most commonly pension income though other retirement income sources may qualify depending on the lender. The capital balance stays the same throughout the mortgage. The loan is repaid in full when the last surviving borrower passes away, moves into long-term care, or sells the property. There is no fixed end date, which is the feature that distinguishes RIO from a term interest only mortgage.

Affordability on a RIO mortgage is assessed against your retirement income, not your working income. Lenders will look at your state pension, private pensions (both defined benefit and drawdown), annuity income, rental income if applicable, and in some cases ongoing self-employment or part-time employment income. The assessment is designed to confirm that you can comfortably afford the monthly payments both now and on a longer-term view, taking account of possible future changes such as the loss of a spouse’s pension.

Compared to a lifetime mortgage, a RIO preserves the capital value of your estate. Because the loan balance does not grow, the equity in your home is not eroded by interest roll-up. The trade-off is that you need the income to support the monthly payments, and that income needs to be sustainable for as long as the mortgage is held. For customers with strong retirement income who want to protect their estate for beneficiaries, RIO is often the preferred route. For customers with more modest income or who prefer no required monthly payments, a lifetime mortgage may fit better.

A RIO mortgage is still a residential mortgage and is fully regulated by the Financial Conduct Authority. The affordability assessment is more detailed than on a lifetime mortgage because the product depends on you being able to afford the payments throughout the term. Not every customer who is accepted for a lifetime mortgage will be accepted for a RIO, and the lender pool is narrower.

The Process

Your first conversation is an informal discussion about your circumstances, your income, and what you are trying to achieve. There is no cost or obligation for this initial call.

If RIO appears to be a sensible option, we carry out a full fact-find and compare RIO against lifetime mortgage, term interest only, and standard residential alternatives. We research the market and come back to you with a written recommendation.

Every case is different. A couple with strong combined pension income and a preference for preserving their estate may find RIO ideal; a single applicant with more modest income may find a lifetime mortgage more appropriate. Our recommendation reflects your specific situation.
