Mortgages at Age 75

At Rockhopper Later Life Finance we help customers at age 75 arrange mortgages where the mainstream market has largely closed to new applications. By 75 the specialist later life lending sector dominates the available options, and within that sector the lender pool remains broader than many borrowers assume. What changes at this age is which lenders are available and which products are most appropriate, not whether a mortgage is possible.

We work with customers at 75 who are:

  • Remortgaging an existing mortgage that runs into their late 70s or 80s
  • Holding a maturing interest only mortgage with no clear capital repayment plan
  • Considering equity release where the age-linked LTV is now meaningfully higher
  • Purchasing a new home, often after downsizing from a long-held family property
  • Refused by their existing lender on the straightforward grounds of age
  • Raising capital for family support, home adaptations, or long-term care planning
  • Reviewing an existing lifetime mortgage to see if the terms can be improved

By 75 many customers have had at least one frustrating conversation with a mainstream lender about age. That experience can make the whole subject feel like more trouble than it is worth. In practice the specialist later life lending market exists precisely for borrowers at this age and beyond, and the conversation with an appropriate lender is quite different from the conversation with your high street bank.

Mortgage options at 75 are concentrated in the later life specialist sector. Standard residential repayment mortgages are available with a small number of lenders whose age-at-end-of-term caps extend to 85, 90, or beyond, though the pool is significantly narrower than at 65. Retirement interest only (RIO) mortgages remain available, with some lenders specifically targeting this age group. Lifetime mortgages are broadly available, with standard plans offering around 40 to 45 percent loan to value and enhanced or maximum LTV variants extending higher.

Loan to value on lifetime mortgages at 75 is materially higher than at 65. The lender’s expected term of the loan is shorter at this age, which allows higher initial borrowing. A customer who thought equity release would not release much five or ten years ago may find the numbers look meaningfully different now. This is neither a reason to take more nor a reason to rush, but it is worth knowing.

Affordability at 75 is assessed on retirement income. Pension income, annuities, investment income, and any continuing self-employment or part-time work all contribute. Where affordability is tight on a standard residential or RIO assessment, a lifetime mortgage (which does not require affordability) may still be viable. The choice between affordability-tested and affordability-free products at this age is an important conversation.

Property considerations increase in significance at 75. A lifetime mortgage taken at 75 has a shorter expected term than one taken at 65, which gives lenders more certainty about the property’s future saleability but also means property issues that would play out slowly over a 30-year term now play out over a shorter one. Non-standard construction, short leases, and retirement properties all remain mortgageable at 75 with the right lender but require careful placement.

Mental capacity and Lasting Power of Attorney arrangements become a more frequent topic at 75. Where drawdown facilities are being considered, we flag that future access requires capacity or a registered LPA, and we suggest putting an LPA in place if you do not already have one. This is not a criticism; it is a practical reality that matters more at this age than at 55 or 65.

The Process

Your first conversation is a relaxed discussion about your circumstances, your property, and the mortgage you need. There is no cost or obligation, and we are happy to have family members present if you would prefer.

We complete a full fact-find and research the market across the later life lending sector. We come back to you with a written recommendation.

Every customer at 75 is different. A fit and active couple in good health is a different case from a single applicant with complex medical history, and our recommendations reflect those differences.
